Why the base price is only the beginning

Build an itemized comparison from starting price to the amount due at closing.

A home's starting price is helpful for orienting your search. It becomes misleading when it is treated as the final amount for the house, lot, selections and transaction. At Del Webb Minneola, compare the written quote for a specific home with your total purchase budget.

Build the quote in layers

Begin with the plan's base price, then identify any homesite premium. Next separate structural choices from finishes. Additional rooms or a particular outdoor configuration may affect the layout, while cabinets, flooring and other selections affect the specification. Ask which items are included, which are optional and which are unavailable on that homesite.

Do not use a model photograph as an inclusion list. Request the standard specification and the model's option list if available. Mark the features you would keep, the features you would omit and any substitute that needs to be priced.

Keep purchase price and cash to close distinct

The purchase price and your cash needed at closing answer different questions. Deposits, financing, prepaid expenses, credits and transaction charges affect cash to close. The supplied agreement describes association-related charges and other closing obligations, so those should not disappear from your comparison just because they are outside the base price.

For financed purchases, the lender's Loan Estimate and later Closing Disclosure provide a structured way to inspect loan costs and cash-to-close figures. Ask the lender or closing agent to explain any amount that is estimated or expected to change.

Treat an incentive as conditional until documented

A credit may depend on a specific home, lender, title provider or closing period. Ask for its written terms and compare the overall transaction with and without it. A large credit alone does not establish that one loan offer is better than another.

Our matching tool does not subtract incentives or guess what you might negotiate. It identifies a published base price within your cap and shows the remaining room for extras. That remainder may or may not cover your actual selections.

Make the comparison repeatable

Use the same checklist for every plan: home, lot, mandatory choices, preferred options, fees, prepaids and credits. Date each quote. This makes it easier to understand a changed price and helps you avoid treating two differently equipped homes as equivalent.
