Your Del Webb Minneola buying guide
1. Set your boundaries
Write down your maximum purchase budget, a comfortable recurring-cost range and your moving window. List your must-have rooms and any family, pet, storage or accessibility needs that will shape the home search. Keep financing qualification separate from the amount you personally want to spend.
2. Compare the actual home
The verified selection on our homes page spans Scenic, Distinctive and Echelon. Published base prices do not establish the completed price of a particular home. Request the standard specification and compare lot premium, structural options and finishes on equivalent terms.

3. Build the full ownership budget
The supplied January 13, 2026 phase 3–6 sheet lists HOA dues of $414 Scenic, $423 Distinctive and $436 Echelon monthly, plus a separate $780 annual food-and-beverage minimum. Verify current amounts and proration with the association. Landscape maintenance does not mean irrigation water usage is free.
Get the CDD assessment for the actual parcel. Then add an appropriate property-tax estimate and home-specific insurance quotes. If the lender's escrow already includes taxes, CDD or insurance, do not add those charges a second time. Read the complete cost explanation.

- CDD debt, operations and other assessments: ____________________

4. Read the rules before relying on a lifestyle plan
The supplied addendum requires an age-qualified occupant and limits under-18 stays to 21 days in any 60-day period and 30 days in any 12-month period. Its leasing rules describe a one-year minimum and other restrictions. Review the full current documents for eligibility, guests, pets, vehicles and exterior changes. Ask the association to resolve your household's questions in writing.
5. Tour the amenity center and the lot
The Vista Club is open. Request current operating hours, guest rules, activity schedules and the dining-credit policy. For the homesite, review boundaries, easements, drainage, slope and surrounding development. A view today is not a guarantee of the view after future construction.
6. Prepare for the purchase
Obtain an itemized quote and closing estimate. Identify deposits, initial contributions, prepaids and any incentive conditions. Review financing with your lender and contractual obligations with the appropriate adviser. Ask about inspection procedures and written warranty documents rather than assuming that every item in a model is included or covered.
7. Keep a short question list
For each unresolved issue, write the question, the person or agency responsible, and the document needed to answer it. Bring that list to a conversation with Trenton. A productive next step can be a document request, a revised comparison or another visit.
