Useful information. A visible paper trail.

We use official builder information, local agencies and original community documents, with dates on changing details.

The supplied community documents

Trenton supplied a builder purchase packet dated September 7, 2026. We reviewed the Community Disclosure Addendum (PDF pages 53–56), the phase 3–6 HOA and amenity sheet dated January 13, 2026 (page 70), and the CDD reference sheet (page 71).

Only community-wide facts are summarized. The original packet, buyer identities, signatures, transaction identifiers, pricing and financing details are not published. Ask Trenton or the builder for a current blank disclosure addendum, current fee schedule and the association’s governing documents; the private transaction file is not available for download.

The fee sheet lists monthly HOA dues of $414, $423 and $436 for Scenic, Distinctive and Echelon respectively, plus a separate annual $780 food-and-beverage minimum. It predates our review and is not a guarantee of current closing charges. Conflicting CDD figures within the packet are not treated as a parcel-specific quote.

How we handle changing information

Research was checked September 7, 2026. Prices and availability are snapshots. Current builder announcements and Trenton’s confirmation establish that the amenity center is open; older “opening soon” copy is not used as its status. For unresolved discrepancies, we describe the uncertainty and identify the document or organization needed to resolve it.

Photography credits

Official Minneola photographs supplied by Del Webb / PulteGroup on its community page: The Vista Club, pool and sun shelf, and Vista Club lounge, Vue 232′ Bar & Grille, fitness center, and pickleball and tennis courts. Display-cropped and compressed for this website; no generated community scenes are used. Photographer names are not provided on the source page.

Interior photographs are from the builder’s Prosperity and Mystique model galleries. These images identify the plan, but the photography location has not been independently confirmed. Model options, furnishings and finishes may vary and may cost extra.

Plan images and interactive viewers

Each plan image and Zonda interactive viewer is matched to that plan’s official Del Webb Minneola page. Contour uses a model photograph; the other six exterior images are architectural renderings. Images illustrate the design and do not establish current inventory or included selections.

Buyer questions that shaped the journal

We researched searches and public buyer discussions about total monthly costs, HOA/CDD differences, under-55 occupancy, guest visits, moving timelines and life in active-adult communities. These establish useful topics, not measured search volumes. Factual answers rely on the primary sources and community documents above.
