Buyer FAQs

Start with your questions.

Clear answers, current sources, and a note when the next answer needs to come from the builder, association or a specific property document.

Community & eligibility

Is Del Webb Minneola a 55+ community?

Yes. The supplied Community Disclosure Addendum requires at least one occupant age 55 or older. It reserves limited under-55 exceptions to the declarant, subject to applicable requirements. HUD’s 80% community-qualification rule does not guarantee an exception for a particular household. Have the association confirm your eligibility in writing.

Can grandchildren or other guests under 18 stay?

The supplied addendum limits occupancy by a person under 18 to 21 total days in any 60-day period and 30 days in any 12-month period, even across calendar years. Separate restrictions may apply to amenity use. Ask the association for the current guest policy and how days are counted before planning a longer stay.

Is the amenity center open?

Yes. The current builder page announces that amenities are open, and Trenton confirmed the amenity center is open on September 7, 2026. Ask the lifestyle team for current hours, activities, reservation requirements and any individual areas with temporary restrictions.

Is the community still under construction?

New homes and quick move-ins remain advertised. The supplied addendum warns that construction and sales activity can continue after move-in. The district’s North Parcel documents describe multiple development phases. Check the specific street and adjacent tracts rather than assuming a completed home means the surrounding area is finished.

Homes & buying

Which home collections are offered?

The official page identifies Scenic, Distinctive and Echelon collections. Our homes page compares seven verified plans and links to the full official catalog for additional designs and configurations. The selection shown on this independent guide is not an exhaustive inventory feed.

What is the current starting price?

The official Contour page lists a base price of $373,990, checked September 7, 2026. That is a starting price, not the price of an available completed home. Ask for a written total including the lot, options and applicable purchase charges; prices and availability can change.

Does the home-match tool confirm an available home?

No. It compares seven dated base-plan prices and base square footage with your choices. It does not access live inventory, reserve homes, establish eligibility or promise a closing date. It shows results before contact details and flags when no plan meets both your budget and size choices.

Are incentives available?

The builder’s page currently advertises a Fly & Buy travel-reimbursement offer of up to $4,000, checked September 7, 2026. Eligibility and full written terms must be verified before travel or purchase. We do not assume any incentive in our plan matches or publish an expired promotion as current.

Can Trenton help before I visit the builder?

You can book a consultation to discuss your search and how Trenton can help. Contact him before registering or touring if you want assistance with representation, and ask about the builder’s current registration procedure. Representation and compensation are discussed and documented separately; a form submission does not establish either.

Costs & maintenance

How much are the HOA dues?

The supplied builder sheet dated January 13, 2026 for phases 3–6 lists $414 monthly for Scenic, $423 for Distinctive and $436 for Echelon. It separately lists a $780 annual food-and-beverage minimum. These document-dated figures were reviewed September 7, 2026 and need confirmation for your lot and closing date.

Is there a CDD assessment in addition to HOA dues?

Yes. The community documents identify Hills of Minneola CDD assessments. The district explains that charges may include infrastructure debt and annual operations, generally appearing on the property-tax bill. The supplied packet contains differing figures, so obtain current parcel-specific amounts rather than relying on a universal fee.

Does lawn maintenance mean I do not pay for irrigation?

No. The addendum assigns landscape maintenance and irrigation control to the association, but irrigation usage costs to the owner. It also describes possible owner responsibility for certain replacements and restrictions on landscape changes. Ask for the full current service scope, exclusions and approval process.

Can I use a previous owner’s property taxes as my budget?

Not reliably. Lake County’s official estimator warns that prior taxes do not predict taxes after a sale. Its estimate is for ad valorem taxes only and excludes non-ad valorem assessments and portability. Verify the correct parcel jurisdiction and your own exemption assumptions, then reconcile with any lender escrow.

Will homeowners insurance cover flood damage?

Generally not. Florida DFS says flood coverage must be addressed separately from a standard homeowners policy. Ask an insurance professional for home-specific coverage, deductible and flood-policy information. Elevation and inland location alone do not establish the home’s complete risk or insurance cost.

Rules & daily life

Can I rent out the home?

The supplied addendum allows whole-home leasing for a minimum one-year term and generally no more than two leases in a calendar year, with a possible association-approved hardship exception. It prohibits short-term and timeshare use and applies occupancy requirements to leases. Verify the current documents and approval process before relying on rental income.

Are pets allowed?

The supplied addendum describes registration with the association and a maximum of three pets per lot. It also specifies leash and waste-removal requirements. Ask the association for current rules and any applicable accommodation process; this summary does not replace the complete documents.

Can I add a fence, pool, screen enclosure or landscaping?

The addendum requires prior written architectural review for improvements and changes. Easements, drainage, wetlands and the specific homesite can also limit what is possible. Obtain the survey, current rules and written approval requirements before planning or paying for an addition.

Where is the community, and what healthcare is nearby?

The builder lists its sales center at 1411 Sunset Crest Way, Minneola, FL 34715. AdventHealth Minneola is open at 1800 North Hancock Road. Verify individual providers, services and insurance networks directly. We do not promise fixed drive times.
