Buying a home and receiving a homestead exemption are separate steps. If your Del Webb Minneola home will become your permanent residence, review your eligibility and filing timing with the Lake County Property Appraiser. Neither a seller's existing exemption nor the act of closing establishes that the new owner's application has been approved.
Start with the county's timing rules
The Lake County exemption page, checked September 7, 2026, says an applicant must own and occupy the home as a permanent residence as of January 1 and submit the application by March 1 for the year the exemption is sought. It also encourages eligible owners who establish residence after January 1 to pre-file for the following tax year.
Use those dates to plan a conversation with the appraiser, particularly if a new build's completion is near year-end. An expected completion date and actual qualifying ownership and occupancy may not be the same. Ask the county how its requirements apply to your facts rather than assuming a signed purchase agreement is sufficient.
Make filing part of the move plan
Add an application task to your closing and moving calendar, with time to gather the documentation the county requests. Check the current application instructions for acceptable residency evidence and the available filing methods. Submit personal documents directly through the county's appropriate channels.
If you already own a Florida homestead, ask about the prior exemption and whether a portability application is appropriate. Do not assume either the exemption or the accumulated assessment benefit transfers automatically. The two questions deserve separate confirmation.
Budget before counting the benefit
Keep your preliminary ownership budget labeled with its exemption assumptions. A budget with a benefit you may not yet receive can create a misleading first-year monthly figure. Ask your lender how it estimates taxes and escrow for a newly purchased home and how later changes are handled.
The county tax estimator states limits on what its estimate includes. In particular, non-ad valorem assessments need separate attention. A homestead estimate does not remove the need to review CDD and other parcel-specific charges.
Retain the result and follow up
Keep the application confirmation and any county correspondence in your home file. If something is missing or the application is denied, contact the appraiser promptly about the reason and the applicable next steps. Do not rely solely on a reminder from someone involved in the sale.
This is a filing-planning guide rather than an eligibility determination. Lake County can resolve the details for your ownership, residency and timing. Making that conversation part of the purchase process helps you build a budget around confirmed information.
