A 55+ label does not tell you everything about visiting family or who may live in a home. Del Webb Minneola's supplied community addendum gives more specific occupancy rules. Review those rules before planning a move that depends on frequent or extended family stays.
The resident age requirement
The September 7, 2026 packet's Community Disclosure Addendum says at least one occupant must be 55 or older. It also reserves a limited number of under-55 occupancy exceptions to the declarant, consistent with applicable requirements. The existence of that reserved exception does not mean a particular buyer qualifies or that an exception is currently available.
HUD explains the federal 80% occupancy threshold for qualifying older-persons housing. That threshold applies to community qualification. It should not be read as an open invitation for any household under 55 to occupy the remaining homes. Ask for an association determination for your actual household.
Visits by people under 18
The supplied addendum limits occupancy by a person under 18 to no more than 21 total days in any 60-day period and no more than 30 days in any 12-month period. The document says those days need not fall within a single calendar year. A long summer visit or several shorter visits can therefore raise questions that a simple annual calendar does not answer.
Ask the association how it records visits, how overlapping periods are counted and which rules apply to your situation. Do not rely on a general statement that grandchildren are welcome without understanding the duration limits.
The house and the amenities are separate questions
The addendum notes that amenity rules may restrict use by minors. Permission to stay in a home does not establish pool hours, guest access, supervision or access to every facility. Request the current amenity rules alongside the occupancy policy.
Put household assumptions in writing
Before you commit, describe the proposed occupants and anticipated visits to the appropriate association representative. Request confirmation of eligibility, documentation and any applicable exception or accommodation process. The guidance here summarizes the supplied document; the governing documents, current amendments and an appropriate professional's advice should resolve a specific legal question.
