A useful HOA comparison starts with both the payment and the work it replaces. For Del Webb Minneola, the community fee sheet in the supplied purchase packet gives a concrete starting point, while the accompanying disclosure explains responsibilities that a short marketing description can miss.
The documented monthly amounts
The sheet dated January 13, 2026, covering phases 3–6, lists Scenic at $414 a month, Distinctive at $423 and Echelon at $436. These are the figures in that dated document, reviewed September 7, 2026. They are not a promise that your assessment at closing will be identical. Ask the association for the current budget and the assessment applicable to your specific lot.
The same sheet describes landscaping and irrigation maintenance, 1 Gig internet and 75 streaming channels. An included-service description does not answer every practical question. Find out when service begins, what equipment is provided, and whether a larger package or additional service costs extra.
Maintenance is different from water usage
The community addendum makes the association responsible for landscape maintenance and irrigation control, while owners bear irrigation usage costs. That distinction belongs in your monthly budget. The addendum also describes circumstances in which an owner may be responsible for landscape replacement. Ask what happens after storm damage, whether plant replacement is included in ordinary service, and how requests are handled.
If you want to change the landscape, ask about architectural approval and the designated landscape vendor before paying anyone to start work. A maintenance package is not permission to redesign the lot independently.
Put dining on its own line
The fee sheet separately identifies a $780 annual food-and-beverage minimum after clubhouse completion. It describes an upfront January collection credited toward purchases at the Bar & Grille. Do not silently fold it into the quoted monthly HOA number. Verify current proration, expiration and eligible-purchase rules now that the amenity center is open.
The question to bring to closing
Request a written schedule showing regular dues, dining charges, initial contributions, prepaid amounts and management fees. Then identify which are recurring and which apply only at closing. This turns a broad “what is the HOA?” question into a comparison you can actually use.
