Prosperity and Mystique are both one-story Distinctive plans at Del Webb Minneola. Prosperity starts with a smaller published footprint; Mystique offers a broader published bedroom and bathroom range. The better choice depends on which rooms you need simultaneously and what your selected configuration costs.

Compare the starting footprints

As checked September 7, 2026, Del Webb lists Prosperity at 1,670-plus square feet, two to three bedrooms and two bathrooms, starting from $488,990. Mystique is listed at 1,889-plus square feet, two to four bedrooms and two to three bathrooms, starting from $521,990. Both show a two-car garage. The starting-price difference is $33,000; the published starting-area difference is 219 square feet.

Those differences compare base offerings. They do not price a particular lot, equivalent finishes or every room shown in an interactive configuration. Keep the plus sign attached to the square footage and request the area for the actual version you select.

Decide whether rooms must work at the same time

Consider an ordinary weekday and a weekend with overnight company. If a bedroom doubles as an office, can work pause when guests arrive? If two people need separate quiet spaces daily, a flexible room may deserve a different priority than an occasional extra bed.

Open the Prosperity viewer and the Mystique viewer on this site. Compare the route from the guest room to the bathroom, the relationship between a desk and the gathering area, and storage near the rooms you use most. Toggle one option at a time so you can see what it replaces.

Price the same household brief

Give the sales team one written brief: your required bedrooms, bathroom needs, preferred outdoor arrangement and maximum total purchase budget. Ask for each plan with comparable homesite assumptions and finishes. An inexpensive base plan that needs several required additions can produce a different comparison from the starting prices alone.

Treat the remaining budget as a limit to manage. It may need to cover a homesite premium, structural choices and finishes, while your separate closing budget handles transaction costs. Do not spend the same allowance twice.

Make the final decision with a furnished drawing

Place your actual sofa, dining table, bed and desk dimensions on the selected drawing. Check the room with doors open and chairs pulled out. Choose Prosperity if its confirmed layout handles your routine and keeps the written total comfortable. Choose Mystique if its available configuration solves a recurring need that the smaller plan cannot. Neither conclusion requires assuming that more square footage is automatically more useful.
