An annual dining minimum can be easy to overlook when a community discussion focuses on monthly HOA dues. At Del Webb Minneola, the builder's phase 3–6 fee sheet dated January 13, 2026 identifies a $780 food-and-beverage minimum. Read it as a separate obligation and verify how it applies at your closing.
What the sheet says
The document describes collection upfront with the January assessment and a credit on homeowner accounts for food, drinks and alcohol at the Bar & Grille. It says the charge begins after completion of the clubhouse. The amenity center is now open, confirmed by the current builder announcement and Trenton on September 7, 2026.
The sheet establishes a documented starting point; it does not resolve every operational detail. Before using the figure in your budget, request the current dining policy and an example of how a new owner's account is set up.
Annual billing versus monthly saving
Dividing $780 by 12 gives a $65 monthly budgeting equivalent. That arithmetic can help you set aside money, but it is not evidence of a monthly payment plan. If the full amount is due in January, a reserve of $65 a month and an actual January charge are two views of the same expense, not two separate costs.
Consider how this aligns with your routine. If you expect to be away for part of the year, ask how that affects your ability to use the credit. Do not assume unused amounts roll over, are refundable or can be transferred to guests.
Questions that determine the value to you
Ask whether taxes, gratuities, special events or takeout are eligible uses. Confirm whether both household members can use the same balance and how to see the remaining credit. Request the expiration date and the procedure for reporting a billing error. These questions are more useful than assuming that every dollar spent at the clubhouse is treated the same way.
At purchase or resale
Have the closing team explain any proration or prepaid club fee separately from the regular assessment and initial contribution. If the home is a resale, ask whether any existing account balance transfers. Get the answer in writing from the association or its manager rather than inferring it from a seller's past experience.
