The Scenic collection provides three different starting points for a smaller home at Del Webb Minneola. The useful question is not simply which plan is largest. It is which layout accommodates your everyday needs without requiring options that push the finished purchase beyond your cap.
Establish the published baseline
On September 7, 2026, the official plan pages list Contour from $373,990 with 1,405-plus square feet, Compass from $376,990 with 1,471-plus square feet, and Hallmark from $390,990 with 1,655-plus square feet. Contour lists two bedrooms; Compass and Hallmark list two-to-three-bedroom configurations. All three pages show one-story designs and two bathrooms.
These are base-plan figures, not identical specifications or completed-home quotes. Optional rooms, selected homesites and other choices need separate verification. Use the official plan tools to identify what changes between configurations before comparing the total price.
Test the rooms you will use every day
Measure your sofa, dining table, desk and bed. Put those dimensions against the current drawing and consider the walking space around them. A model can feel generous because its furniture is selected for the room. Your own layout may tell a different story.
If two people work or pursue separate hobbies at home, consider sound and doors as well as floor area. A flexible room that works for occasional guests may not serve as a quiet daily office at the same time. Identify which use takes priority and price any enclosure or additional bedroom configuration.
Look for the space that does not photograph well
Laundry storage, pantry capacity, garage clearance and room for seasonal items can matter more than a dramatic gathering-room photo. Ask where bicycles, luggage and a second refrigerator would go. Confirm garage dimensions with the actual vehicles and equipment you intend to keep.
Compare two final quotes
Shortlist two plans and request comparable quotes using the same assumptions: similar homesite selection, required structural options and a realistic finish allowance. The price difference between two base plans may be smaller than the difference created by homesite and option choices. Take the best-fitting plan forward only after the written total and the available configuration both work for you.
